Vacation Rental Agreement

             This rental agreement hereinafter referred to as "Lease", made and entered into this _____day of

                 ___________, 20____ by and between ___________________________, hereinafter referred to

                 as "Owner" and ________________________, hereinafter referred to as "Renter" hereby rents

                 from Owner and grants to Renter pursuant to all state laws, the vacation residence described above

                 in its present condition, under the terms herein stated.

                 1.: The owner hereby leases the premises described as follows: The residence at 513 Habitat Blvd.

                 in Osprey, Florida 34229.

 

                2.: This lease shall be for a term of approximately ________ days, with an arrival date and time of

                4:00 PM on __________________________and a departure date and time not later than 10:00 AM

                on ____________________________.

 

                It is agreed that late departure shall be charged a "late departure fee" of $100 for the first hour and

                $50 for each additional hour (or fraction thereof) thereafter.

 

                3.: Renter shall pay Owner the Rental Fee of $ ______________ per _______________ during the

                term, in advance, as required by the Owner mailed to the home address given above.

 

                In addition, Renter shall pay, in advance, a Security Deposit of $_______________, to be returned

                upon termination of this Lease and the payment of all rents due and performance of all other

                obligations. If renter obligations for unpaid rent, late fees, damages, or other obligations hereunder 

                exceed amount of security deposit, Renter agrees to pay the same immediately upon notification. If

                Renter leaves any balance unpaid after notification by mail or phone, Renter grants permission for

                Owner to obtain a copy of Renters credit report.  In addition, Renter agrees that any unpaid

                balances shall be properly displayed on credit report of Renter as unpaid collection items

                until paid in full.   

 

                4. Renter shall at their own expense provide the following utilities or services after exhausting  those 

                left for their use by the Owner: coffee, food, soap, shampoo, toilet tissue, trash bags, paper towels

               Owner shall at their expense provide the following utilities and services: starter bath and kitchen items,

               bed and bath linens, utilities and ____________________________________________________

 

               5. Renter further agrees that:

 

               a) Upon the expiration of the Lease they shall return possession of the leased premises in its present 

               condition, reasonable wear and tear excepted. Renter shall commit no damage to the leased premises.

               Renter further agrees to pay for any damages or breakage caused by Renter or their guests, and further 

               agrees that Renter shall report any such damage or breakage, regardless of cause or source, by
