13. SUPPLIES: Renters are welcome to use any of the expendable items left by the
Owner such as soap,
paper products, food staples and trash bags. However,
these will not be replaced by the Owner and
replacement will be at the Renter's
expense.
14. INDEMNIFICATION AND HOLD HARMLESS; RIGHT OF ENTRY; ASSIGNMENT: Renter agrees
to
indemnify and hold harmless Owner from and against any
liability for personal injury or property damage
sustained by any person (including Renter's guests) as
a result of any cause, unless caused by negligent
or willful act of the Owner, or failure of the Owner to
comply with applicable law. Renter agrees that Owner
or their respective representatives may enter the premises during reasonable hours to inspect
the premises,
to make such repairs, alterations or improvement
thereto as the Owner may deem appropriate. or to show
the premises to prospective purchasers or renters.
These activities will be coordinated to any extent possible
with the Renter. Renter shall not assign this Agreement
or sublet the premises in whole or in part without
written permission of Owner,
15. CLEANING RESPONSIBILITIES: The cleaning fee is intended for a onetime
cleaning upon your departure.
It is your responsibility to maintain the home in a neat and clean condition
throughout your stay. Some
cleaning materials are left in the home for your use,
however if they run out, it is your responsibility to
replace them. It is also your responsibility to wash
all dishes and put them away prior to departure. Please
observe garbage and recycling days EARLY THURSDAY morning. The home is equipped with an ample
supply of linens, dinnerware, tableware, glassware,
cookware, and cooking utensils. Owner asks that you
do not use household towels and linens outside the
premises. Please bring your own towels for this use.
16. Renter agrees that Owner is not responsible for any acts of theft,
vandalism, larceny. or other acts of
taking which might occur during stay at premises.
17.
Any questions regarding the use or disposition of this property must be directed
to the Owner at 1-404
-252-2433. In addition, any questions regarding the
house rules or lease agreement must be directed to the
Owner immediately.
18. Renter specifically agrees that their signature below constitutes their
agreement and acceptance of
charges for rent, security deposit, and damages as
determined by Owner.
19. It is a violation of
underage individuals (or illegal substances) at the
premises, and if such violation is detected by Owner or
Police, then Renter shall surrender premises immediately and shall receive no
refund.
20. POOL SAFETY: Dependant children especially the very young and/or unable to
swim proficiently must
be under constant supervision while at pool. The
security fence must be closed when pool is not in use.
21. HEATED SPA OPERATION: Because of the great amount of natural gas required to
heat the spa,
additional charges for the gas will be charged to the
Renter based on the difference between the charges
gas during the same season at full occupancy and the
amount charged if the spa is used.
22. RETURN OF DEPOSIT: Immediately after subtracting any amounts for possible
repair, cleaning,
expenses, etc., the balance will be
returned.
23. This lease shall be governed by the laws of
invalidate the remainder.
This document contains the entire agreement between the parties, and any
charges, amendments, or
modifications hereof shall be void unless the same are
in writing and signed by the parties hereto. Renter
and Owner acknowledge receipt of a true copy of this
rental agreement.
