b) Renter shall not assign or sublet said premises or allow any other person to occupy the leased

             without Owners prior written consent. Renter further agrees to abide by the "HOUSE RULES" as

             provided by Owner and attached hereto.

 

             c) Renter shall not make any material or structural alterations to the leased premises without Owner's

             prior written consent. Renter agrees not to move furniture in premises.

 

             d) Renter shall comply with all building, zoning and health codes and other applicable local laws and

             ordinances for the use of said premises. Any illegal activity of any sort shall result in notification of

             the local police, termination of this agreement and shall further result in removal of the Renter from

             premises without further notification.

 

             e) Renter shall not conduct on the premises any activity deemed hazardous, or a nuisance, or

             requiring an increase in fire insurance premiums. Also, the vent must be used when frying is

             performed on the stove.

 

             f) Pets of any kind are not allowed on the premises under any circumstances at any time.

 

             g) In the event of any breach of this agreement for the non-payment of rent or any other allowed

             charge, or any other breach of this Lease, Owner shall have full rights to immediately terminate this

             Lease in accordance with state law and re-enter and re-claim possession of the leased premises, in

             addition to such other remedies available to the Owner arising from said breach.

 

             6. This Lease shall be binding upon and inure to the benefit of both parties, their successors, assigns,

             and personal representatives. It shall be construed under the laws of Florida. All parties whose

             signature appears below shall be liable, each and severally, for any monies due hereunder. Renter

             acknowledges receipt of a completed copy of this agreement.

 

             7. This Lease shall be subordinate to all present or future mortgages and/or security deeds against

             this property.

 

             8. Renter represents that they have read all terms and conditions of this Lease and agrees to them.

             Renter further represents that they have reviewed all information in Application herein and that said

             information is true and correct, and that submission of inaccurate information shall be sufficient cause

            for Owner to terminate this lease, if Owner chooses to do so.

 

            9. Renter agrees, within the first hour of occupancy, to inspect premises and report any defects or

            problems to Owner. In the event no such defects or problems are reported, Renter accepts premises

            as being in good condition and accepts responsibility for returning premises at end of Lease in same

            condition. Renter also agrees, within the first hour of occupancy, to locate and test all smoke detectors

            in the premises. Failed smoke detectors must be reported to Owner immediately at number below.
