House Rules 

 

          1. PET POLICY: No pets of any kind shall be allowed on the premises at any time under any circumstances.

              Any Renter or guest introducing pets onto the property will be evicted immediately with no refund of security

             deposit.

 

             2. Because of insurance regulations, frying is discouraged but may be done with vent in use.

 

             3. PHONE: Local and long distance calls in the U.S. and Canada are permitted on the house phone.

 

             4. PARKING: No vehicle parking allowed on grass or landscaped areas at any time. No parking on the street

             is allowed at night. There is room for two vehicles in the garage, however, as well as a remote garage opener.

 

             5. SMOKING: Prohibited inside house. Renter specifically grants agreement of this provision by acceptance

             of this Agreement.

 

             6. CANCELLATION. Owner shall supply occupancy of the specified rental home for the specified time period 

             and Renter guarantees payment for this specified period. Should Renter have to cancel for any reason, the

             Owner will refund the entire payments except for $100 cancellation fee but only in the event the owner is able

             to re-rent at the same time at the same rate. If the Owner is unable to re-rent for the specified time, all monies

             the security deposit will be refunded . An exception would apply if the Renter notifies the Owner 45 days or

             more before the beginning of the intended rental period, in which case a cancellation fee of $100 will be

             charged. Notification must be done in writing, fax and email included. On the other hand, if the Owner cancels,

             Owner must reimburse Renter all out of pocket expenses for arranging this vacation as well as all monies

             received from the Renter. If Renter departs before the end of the agreed upon term of lease, a refund of the

             monies received will be made on a prorated basis, but only in compassionate circumstances.

 

             7. CHECK IN/CHECK OUT: Check in time is 4:00 PM or later at the premises. Owner cannot let you onto

             premises that are not ready. Check out is strictly 10:00 AM of the date of departure.

 

             8. FAMILY GROUPS: Only family groups are allowed to rent this property. Multiple families but no more

             than a total of six occupants are allowed. Groups of students do not qualify as family groups. Occupancy is

             limited to the persons stated as occupants on Agreement. The hosting of parties is not permitted at any time.

             RV's are not permitted on the grounds at any time.

 

             9. ACCOMODATIONS AND FURNISHINGS: House is privately owned and furnished by Owner according to

             their taste. Kitchens come stocked with adequate cook ware and dinnerware. Beds have sheets, bedspreads,

             blankets and pillows. You will need to bring all paper products, soaps, staples, personal items and favorite

            coffee. We do not supply any towels or chairs for use on the beach. All beach items and groceries are available

            at local stores. All household items have been inventoried and photographed.

 

             10: REPAIRS AND SERVICE CALLS: Pease notify Owner immediately if damages are noted or a repair is

             needed. All efforts will be made to expedite repairs, but no refunds will be made for interruption of air

             conditioning, phone, television service, etc.. Guests agree to notify the Owner first, and not attempt to

             contact repair personnel directly unless with the consent of the Owner. Unless authorized by the Owner,

            the Renter or guest will be responsible for repairs arranged directly.

 

            11. DEPARTURE DUTIES: Renter must leave property in as clean as found including: all dishes washed and

            put away, all food removed from refrigerator and refrigerator wiped clean, all garbage and trash packed in

            closed garbage bags and removed to the specified garbage container, and all sheets used stripped from

            beds prior to departure at check-out. Failure to abide by this provision may result in a reasonable clean-up

            fees charged to Renter. Sheets and towels should be removed from beds and placed in the washer/dryer area.

 

            12: CLEANING: The Renter has paid for a one-time cleaning fee to occur after departure. If additional cleaning

            services are desired while you are renting, contact the Owner and arrangements will be made.
